Can I sue the property management company for neglect?

I have been dealing with the same leakage problem for over three years. They keep pacifying the problem. Yet they sure do collect my HOA dues every month. I have letters and photographs from each "so called repair" Its getting old now. ANY INFO APPRECIATED
